| Most Buyers think they can save money by not using a Realtor when they purchase a new home directly from the builder. Would you be surprised to learn that you are not saving the Realtor commission when you don't use one? Builders have the commission structured into the package. They do not discount that fee if you do not use a Realtor; they put it in their pockets and you are left without representation! |
| In many cases, I am aware of additional incentives the builder is offering on new construction and/or special pricing on existing inventory and can negotiate a better sales price for you. Remember, I am working for you even though my commission is coming from the new home builder!!! |
| Unless you have been a new home builder, as I have, how will you know if the builder is doing what he should be doing? I visit my new home sites weekly and I enlist independent, licensed home inspectors to make sure your home is built to appropriate codes. I will aggressively represent you in presenting any problems to the builder. Remember, I am working for you!!! |
| Often, builders will pay the loan origination fees and owners title policy if they use the builder's lender. It sounds like a good deal, sometimes it is! Sometimes, however, it may cost you $20,000 or more over the life of the loan! |
